Invitation to Cooperate: Apartment Rental Management in Szczyrk

Top Apart, an experienced and effective short-term rental operator in Szczyrk, is pleased to invite you to cooperate. We offer professional property management designed to maximize your profits while ensuring complete investment security. Below, we present the available cooperation models: 1. Traditional Model (individual settlement)Agreement concluded with the company: Top Apart Iwona Grzybowska This model is characterized by a high degree of owner autonomy and a clear division of the profits generated by a specific apartment.

• Revenue share: 70% for the Owner / 30% for Top Apart (calculated based on the net price paid by the guest, minus the costs of additional services such as cleaning, spa, breakfasts, etc.).
• Owner’s costs: Utilities, administrative fees (housing association), taxes, and property insurance.
• Top Apart’s costs: Organizing sales, professional property presentation on the website www.topapart.pl, handling OTA channels (e.g., Booking.com) along with covering the commission, phone guest support (7 days a week from 8:00–20:00).
• Owner stays: Up to 14 days in the high season; unlimited outside the season.
• Contract terms: Indefinite term with a 6-month notice period.

2. XYZ Model (shared settlement for the building/investment)Agreement concluded with the company: Top Apart Sp. z o.o. This model assumes the distribution of revenue among all apartments within the given investment, which ensures greater financial stability. The settlement result is calculated proportionally to the value invested in the particular unit. Variant A (Higher share of profit, higher costs on the Owner’s side):

• Revenue share: 65% for the Owner / 35% for Top Apart (calculated based on the net revenue generated by all apartments in the property, after deducting the costs of additional services).
• Owner’s costs: Utilities, administrative fees (housing association), taxes, insurance.
• Owner stays: Up to 14 days in the high season; unlimited outside the season.

Variant B (Self-managed model – the operator covers operating costs):Revenue share:

• • In years 1 and 2: 45% for the Owner / 55% for Top Apart.
  • From year 3: 50% for the Owner / 50% for Top Apart.
• Owner’s costs: Taxes, insurance, and utilities charges during owner stays.
• Top Apart’s costs (in this variant): In addition to standard service, the operator covers utilities costs and fees to the housing association.
• Owner stays: Up to 14 days in the high season; unlimited outside the season.

As part of the XYZ Model (both variants), Top Apart provides:

• Full organization of sales and marketing.
• Presentation of the property on a dedicated page www.apartamentyxyz.pl and on OTA channels (e.g., Booking.com), along with covering the commission.
• Support from the reservations team, on-site reception, and guest handling 7 days a week from 8:00–20:00.
